Architecture Billings Index continues to strengthen

 Balanced growth results in billings gains in all regions

Washington, D.C. – April 19, 2017 – The first quarter of the year ended on a positive note for the Architecture Billings Index (ABI).  As a leading economic indicator of construction activity, the ABI reflects the approximate nine to twelve month lead time between architecture billings and construction spending. The American Institute of Architects (AIA) reported the March ABI score was 54.3, up from a score of 50.7 in the previous month. This score reflects a sizable increase in design services (any score above 50 indicates an increase in billings). The new projects inquiry index was 59.8, down from a reading of 61.5 the previous month, while the new design contracts index dipped from 54.7 to 52.3.

“The first quarter started out on uneasy footing, but fortunately ended on an upswing  entering the traditionally busy spring season,” said AIA Chief Economist, Kermit Baker, Hon. AIA, PhD.  “All sectors showed growth except for the commercial/industrial market, which, for the first time in over a year displayed a decrease in design services.”

  • Regional averages: Midwest (54.6), South (52.6), Northeast (52.4), West (50.2)
  • Sector index breakdown: multi-family residential (54.6), mixed practice (53.7), institutional (52.9), commercial / industrial (49.8)
  • Project inquiries index: 59.8
  • Design contracts index: 52.3

The regional and sector categories are calculated as a 3-month moving average, whereas the national index, design contracts and inquiries are monthly numbers.

About the AIA Architecture Billings Index The Architecture Billings Index (ABI), produced by the AIA Economics & Market Research Group, is a leading economic indicator that provides an approximately nine to twelve month glimpse into the future of nonresidential construction spending activity. The diffusion indexes contained in the full report are derived from a monthly “Work-on-the-Boards” survey that is sent to a panel of AIA member-owned firms. Participants are asked whether their billings increased, decreased, or stayed the same in the month that just ended as compared to the prior month, and the results are then compiled into the ABI.  These monthly results are also seasonally adjusted to allow for comparison to prior months. The monthly ABI index scores are centered around 50, with scores above 50 indicating an aggregate increase in billings, and scores below 50 indicating a decline. The regional and sector data are formulated using a three-month moving average. AIASD Member News: Julie Brennan Appointed Sr. Account Manager within Cavignac & Associates’ Construction Practice

SAN DIEGO, CA -- (April 12, 2017) – Cavignac & Associates, a downtown San Diego-based risk management and insurance brokerage firm, has appointed Julie Brennan to the post of senior account manager within the agency’s construction practice, announced Jeffrey W. Cavignac, CPCU, RPLU, CRIS, company principal and founder. Brennan brings to Cavignac & Associates 17 years of experience in the insurance industry.  In her new position, she will serve as the main point-of-contact at the agency for both surety and commercial insurance clients.  Working alongside James P. Schabarum II, CPCU, AFSB, who serves as a principal of the firm and oversees the firm’s Surety Department, she is charged with servicing Schabarum’s clients, maintaining long-term relationships and ensuring that all their account service needs are met.

Her ongoing responsibilities include consulting with insured and insurers, managing the new business and renewal process, identifying exposures to loss and advising on appropriate coverages, assuring schedule of service activity completion and compliance, resolving complex or significant risk control issues, conducting contract and lease reviews, facilitating team meetings, and mentoring and training new members of the surety and insurance team.

Most recently, Brennan served as commercial lines manager for Orion Risk Management in Newport Beach, where she led a service team of 20 individuals in two offices.  There she provided mentorship and training, managed workflow, served as the client and market liaison, and provided contract review and other needed resources throughout the firm.

Previously she served eight years with John Burnham Insurance Services in San Diego, working her way up from senior account manager, construction, to producer/commercial lines manager.  Prior to that, she was employed for three years by Wells Fargo Insurance in Columbus, Ohio, Washington D.C. and San Diego, where her most recent position was account executive, commercial insurance.  For another four years, she worked for Willis Risk & Insurance Services in Washington D.C., and La Jolla, Calif., last holding the position of marketing manager.

Brennan attended Hood College in Frederick, Md., where she worked toward her French and English double major.  She has completed AMA Leadership training and attended the BB&T Leadership Institute.  She holds ARM, CIC, and CRIS accreditations.

Her civic contributions include serving as secretary and board of director for Living Waters Fellowship in Coronado, Calif. She also has been involved with other charitable organizations such as The ARC Foundation, Junior Achievement, March of Dimes and the CF Foundation.

Brennan resides in the San Diego community of San Carlos.  She has two grown children, Joe and Maggie.  In her leisure time she enjoys hiking and other outdoor exercise as well as fine wine and dining.

AIASD Member News: San Diego Architects Receive 2017 AIA National Photography Competition

The results of the 2017 American Institute of Architects National Photography Competition were announced on April 16 by the AIA St. Louis Chapter. Fourteen photographs were selected for recognition. San Diego was represented by Jerry Shonkwiler, AIA and Michael Wilkes, FAIA. Wilkes was awarded Second Place for "Up Ramp", a photograph of grain silos and a loading ramp on the Portland waterfront. Both photographers received a Juror's Commendation. Shonkwiler's for "A Broad Architectural Statement," a night view of The Broad Museum in Los Angeles. Wilkes' commendation was for "Annenberg Patterns" from the Annenberg Performing Arts Theater in Beverly Hills. Both Commendation Awards were shot on the same day while Shonkwiler and Wilkes were together on a "photofari" in Los Angeles.

All of the winners will be exhibited at the AIA National Convention and are online at the AIA St. Louis Chapter.

Three BNIM Projects Earn Prestigious American Architecture Awards

Jury names 79 American-designed new works in annual program of the Chicago Athenaeum and the European Centre of Architecture Art Design and Urban Studies

Last week, the Chicago Athenaeum and the European Centre of Architecture Art Design and Urban Studies named its American Architecture Awards for 2017. Three BNIM projects were among the 79 entries receiving recognition: The Pacific Center Campus Development includes a new building—the Amenities Building—that transformed the sense of (work)place for a Fortune 500 company in San Diego, Calif.; American Enterprise Group National Headquarters is a sensitive renovation/adaptation of a 1965 Gordon Bunshaft/SOM building in Des Moines, Iowa; and the Visual Arts Building at the University of Iowa was the result of a BNIM collaboration with Steven Holl Associates in Iowa City, Iowa.

“Everyone at BNIM is excited and honored that we have been recognized with three American Architecture Awards, including one we share with Steven Holl Architects,” says Steve McDowell, CEO of BNIM. “We see this program as especially important because, like our own practice, it is interdisciplinary—addressing architecture, landscape architecture and planning. Through all those lenses, BNIM is Building Positive—designing for positive outcomes.”

A jury of Greek architects and cultural leaders met in Athens to review a shortlist of 300 American-designed new works of architecture, landscape architecture, and urban design/planning, and named 79 as the crop of winners for 2017. A gala event will take place during the American Institute of Architects’ Conference on Architecture (A’17) in Orlando this month. BNIM’s Rod Kruse and Carey Nagle are presenting the American Enterprise Group project at A’17 and will be available for interviews on site.

McDowell notes that this year’s American Architecture Awards Greek jury deliberated in Athens. “Perhaps they were inspired by the deep roots of culture and architecture of that city,” he says. “That context makes this honor even greater. Site-specific cultural and design heritage inform the ideas behind every project we touch.”

AIASD Member News: Gensler San Diego Moves Into NBC's Former Downtown San Diego Space

Design Firm Gensler Moving into NBC’s Former Downtown Space By Lou Hirsh - SDBJ Staff  

Architecture and design firm Gensler is moving into the downtown San Diego space vacated last year by TV station NBC 7 (KNSD), which moved to Kearny Mesa.

A Gensler statement said the firm, effective April 10, will occupy approximately 21,000 square feet on the ground and second floors of the office tower at 225 Broadway, which is owned by Irvine Co. Officials did not disclose lease terms or the cost of an extensive renovation of the space that is nearing completion.

The new Gensler ground-floor lobby will open directly onto the eastern plaza at 225 Broadway Circle. The lobby will host events and will feature a digital interface displaying Gensler-designed lighting, case goods, flooring and accessories.

Officials said a section of the second floor was removed to support collaboration and to allow for the addition of a flowing stairway connecting the two floors. The mid landing of the stair is a cantilevered extension of the mezzanine and will house Gensler’s material resource library.

“Our goal was to accelerate connectivity, creativity and productivity,” said Kevin Heinly, principal and managing director at Gensler. “By bringing our design studio down to the street level of this iconic location in downtown, we’ve done just that.”

The new office will also have an outdoor roof terrace overlooking the recently renovated Horton Plaza Park, along with other meeting spaces of various sizes and configurations.

Started in 1965, Gensler employs more than 5,000 at 46 offices worldwide, including 98 in San Diego. It has been in the San Diego market for 14 years, with current offices on the 16th floor of 225 Broadway.

A Gensler spokeswoman said the company’s name will appear in two exterior places near the ground floor of the new office, but it will not be on the top of the Broadway tower, where NBC had its primary signage for several years.

New study finds strong correlation between architecture firms designing high performance buildings and overall firm excellence Report examines key elements of architecture firms behind the most ecologically advanced buildings

For immediate release: Washington, D.C. – March 30, 2017 – By advancing how the architecture industry approaches design and construction, architects play a leading role in mitigating the effects the built environment can have on climate change and energy consumption. The American Institute of Architects (AIA) Committee on the Environment (COTE) has analyzed the characteristics of the architecture firms that regularly produce the most advanced buildings and compiled their findings in a new report, The Habits of High-Performance Firms.

For over 20 years the AIA COTE Top Ten Awards have recognized architecture firms who have completed projects that employ the latest innovations in sustainable design to create the highest performance buildings. Closely studying these firms reveals several common traits related to their specialization, size, location, staff, and age. Of the 130 architecture firms that have won at least one COTE Top Ten Award, 29 have done so more than once and 17 have won three or more times. Of those winning more than three COTE Top Ten Awards, 59% have also been recognized as AIA Firm Award recipients, the AIA’s highest honor given to architecture firms. These findings support the concept that there is a connection between great, sustainable projects and overall firm excellence.

According to the new research, these high-performance firms have the following traits:

  • Unanimous signing of the AIA 2030 Commitment
  • Significantly high project performance for energy, water, and other metrics
  • Energy modeling, daylighting modeling, and post-occupancy evaluations as standard practice
  • Geographic concentration (47% on the West Coast)
  • Medium size (average staff number of 75)
  • A high percentage of women in staff (46%) and leadership positions (34%)
  • Low staff turnover (under 10%)
  • A high percentage of staff with LEED accreditation (48%)

SCA Architecture Completes Transformation of Gateway Marketplace in Chula Vista

The former Target shopping center brings 109,200 square feet of remodeled space for new retailers and more healthy food choices to the community

SAN DIEGO – (March 21, 2017) – SCA Architecture (formerly known as Smith Consulting Architects), a San Diego-based architectural firm, has completed the planning, design, construction documents and construction administration for the newly revamped Gateway Marketplace, located at Fourth Avenue and C Street in Chula Vista, Calif.

Brixton Capital is the developer of the $9.25 million remodeling project, with Vice President of Leasing Eric Li providing oversight for the firm.

Situated on an 8.8-acre lot, the project transformed an abandoned Target building in an existing neighborhood into an attractive community amenity that serves as a gateway into the city. The former Target store was divided into three unique tenant spaces. The front of the building was set back ten feet to allow for new, distinct tenant entries. Quick-serve grocery store and restaurant spaces were added to the center as well.

Contemporary architecture and a modern color scheme were used to update the center’s look. The existing site was enhanced with new landscaping, lighting, pedestrian walkways and a new gateway plaza, flanked by the new retail stores and restaurant buildings.

“The City of Chula Vista was so cooperative in helping to move this project along,” said Scott Cairns, principal-in-charge for SCA Architecture. “They were great to work with, and

seemed pleased with how the center turned out. To their credit, they now have a great community asset that will serve their residents very nicely.”

New tenants of the center include Party City, Smart & Final, Hobby Lobby and grocer Aldi. AT&T, Little Caesar’s Pizza, Pho Hung Cali, iNails & Spa and other tenants are slated to open this year.

Scott Cairns served as principal-in-charge for SCA Architecture, with Norman Barrett as project designer and Dennis Seguban serving as project manager.

Consultants included GSSI Structural Engineers as structural engineer; K&S Engineering as civil engineer; Electrical Design, Inc., as electrical engineer; Abbott Engineering, Inc., as mechanical engineer; Geocon, Inc., as geotechnical engineer; and De Alcala Studio as landscape architect. Dempsey Construction served as the general contractor, with Merion Corporation acting as construction manager.

SAN DIEGO, March 22, 2017 /PRNewswire/ -- Keeler Court, a new BNIM-designed development slated for the Southcrest neighborhood of San Diego, has received approval from the Southcrest Planning Board and a Site Development Permit for Keeler Court has been approved by the Hearing Officer of the San Diego City Council. BNIM will partner on the development with general contractor Highland. The developer/owner is Community Housing Works.

Keeler Court Apartments will provide 71 studio, one-, two-, and three-bedroom apartment homes on a 1.61-acre site at Keeler Court and Alpha Street in Southcrest. The site, which offers views to downtown and the Coronado Bridge, is immediately adjacent to many amenities that include the Southcrest Park and Recreation Center and Northgate Market.

The project, which is registered for GreenPoint Certification, includes two four-story buildings connected with exterior bridges. Its design minimizes solar heat gain to the units, allows views, and promotes natural ventilation. The development includes a manager's unit, laundry room, multi-purpose room, bicycle storage, accessible exterior circulation, on-grade covered and open parking, and common landscape, hardscape, and family areas.

Jonathan Segal, FAIA, redefines the role of the traditional architect by exclusively eliminating the client and developing, constructing and designing his own work. Since 1988 he has designed, developed, and constructed over 300 national award-winning and trendsetting single-family and medium- to high-density residential, live/work units and mixed-use housing totaling over 300,000 square feet in downtown San Diego and La Jolla, California. Jonathan Segal is considered one of downtown San Diego’s most successful and pioneering residential architectural/development companies and has a reputation for providing superior housing at a lower cost than comparable properties. Their focus is exclusively on urban projects, ranging from 80 to 160 dwelling units per acre.

Throughout his career, Jonathan has been as devoted to the interests of Downtown San Diego as he is to the creativity of his architecture. Staunchly opposed to insensitive development, Jonathan is adamant about preserving historic and important architecture while sensitively integrating new development. This passion for architecture and downtown has not gone unnoticed. He has received over 40 national, state, and local design awards, and several of those underscore that his standout talents have come at an early age: he has won six National American Institute of Architecture Housing Honors (AIA) and four State of California AIA Honor Awards for Urban Housing, more than any San Diego architect; he was named by the San Diego Union Tribune as one of “Four Architects” in the city’s history that have made a difference; in 2003 he was named to the AIA’s College of Fellows, FAIA – the youngest San Diego architect to be named to this prestigious fraternity; Segal was honored as Residential Architect Magazine’s 2004 National Rising Star; and “The Prospect” was selected as one of Dwell Magazines top 100 homes ever published. In January, 2011 Residential Architect Magazine named him as one of the top 50 architects in the nation.

Jonathan’s interests in thoughtful architecture and development extend beyond his own projects. He shares his ideas frequently as an AIA speaker and has lectured at thirty US Universities, at the University of Cataluña in Barcelona, Spain and at numerous AIA chapters preaching “Architect As Developer” nationwide. Most recently, Segal has been included as a founding member of the National AIA Congress of Residential Architecture (CORA), and along with Ted Smith founded the Woodbury Institute of Architecture for the Masters in Architectural Development (MRED). In 2007, Jonathan presented his first “Architect as Developer” seminar to over 700 architects in Los Angeles and in the fall of 2008 he presented to over 600 architects in Washington DC.

Smith Consulting Architects Completes New Industrial Complex at Bressi Ranch in Carlsbad

Design of the two-building, 114,522 SF center blends with surrounding residential community while providing move-in ready warehouse and office space

SAN DIEGO – (March 8, 2017) – Smith Consulting Architects, a San Diego-based architectural firm, has completed the design, entitlements, construction documents and construction administration for the new Shea Center Carlsbad, a 114,522-square-foot, Class-A industrial complex located at 6131-6133 Innovation Way, Carlsbad, Calif., within the exclusive master-planned community of Bressi Ranch.

Smith Consulting Architects performed the project on behalf of Shea Properties, with Shea’s Development Manager Steve Perales providing oversight.

Situated on an 8.27-acre lot, the new industrial facility encompasses two identical 57,261-square-foot buildings.  Each offers a high-bay warehouse comprising approximately 51,372 square feet of space, together with two-story move-in-ready office space.  Each building features four loading docks, three grade-level doors, 30-foot clear-height, ESFR sprinkler systems, 40-foot by 60-foot column spacing, and a 2.9/1,000-square-foot parking ratio.

Primary design goals were to maximize the floor area, and create an exterior design that is compatible with the upscale residential neighborhood across the street.  To achieve these goals, Smith Consulting Architects created visual interest with detailed entries and floor-to-ceiling glass to mitigate the project’s height.  In addition, all loading areas are hidden from public view.

 

Numerous cost-saving measures were also employed to deliver maximum design impact while meeting the $7.8 million project budget.  These included the use of tilt-up concrete frames, in lieu of conventional steel framing, to support the office curtain wall framing.

Pete Bussett, AIA served as project executive for Smith Consulting Architects, with Gary Baker as project designer and Rick Cotton, AIA as project architect.  Katie Hale was the interior designer.

Project consultants included HTK Structural Engineering, Excel Engineering as civil engineer, MPE Consulting as electrical engineer, McParlane & Associates as mechanical engineer and Ridge Landscape Architects.  TFW Construction was the general contractor.

To date, 32,227 square feet of space has been leased in one of the two buildings.  Voit Commercial brokers Chuck and Erik McNary are handling leasing for Shea Center Carlsbad.
